The Autumn Roof Check That Matters More After This Summer

After an unusually hot and dry summer, preparing a roof for autumn might sound like routine maintenance. Clear the gutters, look for a slipped tile, check the chimney and wait for the rain.

This year deserves a little more attention.

Parts of Surrey experienced exceptionally long periods without measurable rainfall during summer 2026, including a 62-day dry spell recorded at Wisley. That matters because roofs have spent weeks exposed to sustained sunshine, heat and thermal movement without receiving the regular rainfall that normally tests drainage systems and reveals small defects.

A roof can look perfectly healthy throughout a drought simply because it has not been asked to do its main job.

As the South East moves towards wetter autumn weather, the first sustained periods of rain could expose problems that have been developing unnoticed all summer.

Start with drainage, not the tiles

When homeowners think about checking a roof, their eyes naturally go to the tiles or slates.

That makes sense, but after a prolonged dry spell the drainage system arguably deserves attention first.

Gutters do not remain empty simply because it has not rained.

Dust, seeds, moss, twigs and other debris continue accumulating. Trees affected by dry conditions may shed leaves earlier than expected, while material dislodged from the roof itself can settle in gutters and around outlets.

During normal summer weather, occasional rainfall helps move some of this debris through the system. After weeks of drought, much more can remain exactly where it landed.

Then the first serious downpour arrives.

Suddenly, months of accumulated material is expected to move at once.

The result can be overflowing gutters, blocked downpipes and water running into places it was never intended to reach.

Watch the roof when it actually rains

There is considerable value in looking at a property during heavy rain.

Not from a ladder, and certainly not by climbing onto the roof, but safely from ground level or through an upstairs window.

A dry-weather inspection can identify obvious damage. A wet-weather observation tells you whether the drainage system is actually working.

Water pouring over one section of guttering may indicate a blockage.

A downpipe producing very little water while surrounding gutters are full deserves attention.

Persistent water collecting on a flat roof may suggest an outlet is obstructed.

Water running down brickwork can point towards defective gutter joints or incorrect falls.

These clues are much easier to understand while the roof is dealing with rainfall than several days afterwards.

Look carefully around chimneys

Chimneys remain one of the most common vulnerable areas on traditional pitched roofs.

The tiles themselves may be perfectly sound while the junction between the chimney and roof covering begins to deteriorate.

Lead flashing is designed to accommodate movement, but years of weather exposure can take their toll. Mortar joints also deteriorate, particularly on older properties.

Surrey has a substantial stock of Victorian, Edwardian and older homes where chimneys remain prominent features, even when the fireplaces beneath them are rarely used.

During prolonged hot weather, different materials expand at different rates. When temperatures begin dropping again, they contract.

A small weakness around a chimney may therefore become apparent only once rainfall returns.

Inside the property, staining around a chimney breast or dampness within the loft should not automatically be dismissed as condensation.

Do not assume every slipped tile is storm damage

A tile discovered out of position after autumn winds is often blamed on the storm that revealed it.

Sometimes the real problem began months earlier.

Roof coverings depend on fixings, battens and neighbouring materials to remain secure. Age, previous repairs and thermal movement can gradually weaken those relationships.

A tile may have been slightly displaced during summer without falling completely.

Stronger winds simply finish the job.

This is why a visual inspection before autumn storms arrive can be worthwhile. Identifying one loose or damaged tile while conditions are settled is considerably easier than arranging an emergency repair after wind and rain have entered the building.

Professional roofing services should focus on the cause of a defect rather than simply replacing whatever has visibly moved.

Surrey’s trees make autumn maintenance particularly important

There are few places where the relationship between roofs and trees is more obvious than Surrey.

Mature trees contribute enormously to the character of towns, villages and residential areas across the county, but roofs beneath them require additional maintenance.

Autumn leaves are the obvious problem, although they are not the only one.

Branches can rub against roof coverings.

Twigs collect in valleys.

Moss thrives in shaded areas.

Organic material settles behind chimney stacks and rooflights.

Gutters beneath mature trees can refill surprisingly quickly after being cleared.

A property surrounded by trees may therefore require more than one gutter inspection during autumn.

Timing matters too. Clearing everything at the beginning of September and assuming the job is finished for the year makes little sense if most nearby trees still have their leaves.

Check valleys before the leaves arrive

Roof valleys deserve particular attention because they handle concentrated volumes of water.

Two sections of roof direct rainfall towards the same relatively narrow channel. When that channel is clear, the arrangement works extremely effectively.

Add leaves, moss or broken material and the situation changes.

Water can begin backing up beneath surrounding tiles rather than travelling cleanly towards the gutter.

The resulting leak may appear some distance away from the actual blockage.

Valleys are also difficult for homeowners to inspect properly from ground level, particularly on larger or more complicated roofs.

Where there is reason to suspect a problem, getting the area checked safely is preferable to climbing onto the roof yourself.

Flat roofs need clear outlets

Flat roofs require their own autumn routine.

Garages, extensions, dormers and commercial buildings often contain relatively shallow falls that direct water towards specific outlets.

Those outlets need to remain clear.

A handful of leaves may seem insignificant, but once wet they can form a surprisingly effective barrier. Water then begins collecting around the outlet rather than draining through it.

Modern flat roofing systems are designed to deal with British weather, but no waterproofing system benefits from unnecessarily prolonged standing water.

Properties with larger flat roof areas may also have internal drainage arrangements that are not easily visible from the ground.

For commercial buildings in particular, planned commercial roofing inspections can identify blocked outlets, damaged coverings and vulnerable junctions before autumn rainfall turns them into operational problems.

Take a look inside the loft

Not every useful roof inspection happens outside.

A loft can reveal problems that are almost impossible to see from the garden.

Look for daylight appearing where it should not.

Check timber around chimneys and valleys for staining.

Notice any unusual damp smells.

Look at insulation for signs that it has previously become wet.

Dark marks on rafters do not necessarily indicate an active leak, particularly in an older property, but new staining deserves attention.

The loft is also a useful place to monitor ventilation.

As temperatures fall, condensation becomes more likely. Moisture forming on the underside of roof coverings can sometimes be mistaken for a leak, which is why understanding ventilation and airflow is important before deciding what repair is required.

Be suspicious of old temporary repairs

One of the more revealing parts of any roof inspection is discovering what somebody has repaired previously.

Roofing sealants and patching products have legitimate uses, but they can also conceal problems temporarily.

A repair that survived several dry months may begin failing once it is repeatedly exposed to rain.

This is particularly relevant when buying an older property.

A roof can look respectable from ground level while containing years of isolated repairs around flashings, valleys, ridge tiles and previous penetrations.

That does not automatically make it a bad roof. It simply means the history of repairs should form part of any assessment of its overall condition.

A leak does not necessarily justify replacement

Autumn is also the season when homeowners can be tempted into making expensive decisions too quickly.

Water appears on a ceiling and the immediate fear is that the entire roof has failed.

Quite often, it has not.

Localised defects can allow substantial amounts of water into an otherwise serviceable roof. A damaged flashing, cracked tile or obstructed valley can create an alarming internal leak without requiring wholesale replacement.

Conversely, repeatedly patching a roof that has reached the end of its useful life can become a false economy.

Good residential roofing advice should distinguish between the two rather than automatically recommending the most extensive work.

This autumn’s check is about what happens next

There is no need to turn seasonal roof maintenance into an annual building survey.

The useful checks are relatively straightforward.

Make sure rainwater has somewhere to go. Look for obvious movement or damage. Pay attention to vulnerable junctions. Check inside the loft occasionally and investigate new signs of moisture rather than ignoring them.

This year, those simple checks carry a little more weight.

Surrey’s roofs have just experienced an unusually prolonged period of dry and hot weather. Materials have been exposed to sustained heat, drainage systems have gone largely untested and debris has had weeks to accumulate without being washed away.

Autumn will provide the test that summer did not.

For the majority of well-maintained roofs, the rain will arrive, travel into the gutters and disappear exactly as intended. The value of checking now is identifying the minority where it does not – before a small maintenance issue has an entire wet season to become something considerably more expensive.
